Lennar Next Gen® Homes: A Buyer’s Guide for Arizona Multigenerational Families

Part 1 of the AZ MultiGen Homes Builder Guide Series

Discover whether Lennar Next Gen® homes are the right fit for your multigenerational family. Learn about floor plans, pricing, communities, 55+ options, RV garages, and what to consider before you buy.

More Than a New Home—A New Way of Living Together

As more Arizona families embrace multigenerational living, homebuilders are responding with innovative floor plans designed to support multiple generations under one roof. Whether it’s welcoming aging parents, helping adult children save for their first home, or creating space for extended family to stay connected, today’s homes are being designed with flexibility in mind.

One builder has been at the forefront of this movement from the beginning: Lennar.

In 2011, Lennar introduced its groundbreaking Next Gen® concept right here in the Phoenix area—a “home within a home” designed to balance family connection with personal independence. Since then, the idea has inspired builders across the country, but Lennar continues to offer one of the most extensive selections of multigenerational floor plans in Arizona.

As a REALTOR® who specializes in multigenerational living, I wanted to take a closer look at what Lennar offers and, more importantly, help families decide whether a Next Gen® home is the right fit for their lifestyle.

What Makes a Next Gen® Home Different?

Unlike a traditional home with an extra bedroom, a Next Gen® floor plan is intentionally designed to create two connected living environments.

Depending on the floor plan, the private suite may include:

✔ A separate entrance

✔ Private bedroom

✔ Full bathroom

✔ Living room

✔ Kitchenette or Full Kitchen (depending on plan)

✔ Laundry area (select plans)

The suite remains connected to the main home while providing enough separation that everyone can enjoy their own routines and personal space.

It’s not about living apart.

It’s about living together more comfortably.

During My Research…

One of the things that impressed me most was the sheer variety available.

Currently, Lennar offers nine different Next Gen® floor plans throughout the Phoenix metropolitan area.

These homes range from approximately 2,100 square feet to over 3,200 square feet, making them accessible to a wide variety of family sizes and budgets.

Pricing generally begins in the mid-$400,000s and extends into the upper-$800,000s, depending upon the community, lot, finishes, and upgrades.

I also discovered something many buyers don’t realize.

Next Gen® homes aren’t limited to traditional suburban neighborhoods.

Depending upon the community, you can also find them in:

  • Gated communities
  • Active-adult (55+) neighborhoods
  • Communities with RV garage options
  • Master-planned developments featuring parks, walking trails, and community amenities

That flexibility gives families the opportunity to choose a lifestyle—not just a floor plan.

Who Is a Next Gen® Home Perfect For?

Every family has unique needs, but I believe Lennar’s Next Gen® homes are especially well suited for:

Families Caring for Aging Parents

Parents can maintain independence while remaining close to children and grandchildren.

Adult Children Saving for Their First Home

The private suite offers significantly more privacy than a traditional bedroom while allowing families to share housing expenses.

College Graduates Returning Home

Young adults can enjoy greater independence while transitioning into the next phase of life.

Live-In Caregivers

The private suite provides comfortable accommodations while maintaining privacy for everyone involved.

Families Planning Ahead

Perhaps the greatest strength of a Next Gen® home is flexibility.

Today’s home office may become tomorrow’s grandparents’ suite.

Today’s guest space may eventually house an adult child.

The home evolves as your family changes.

What I Like Most

After reviewing Lennar’s Arizona offerings, several things stood out.

Variety

Nine different floor plans provide options for many family situations.

Range of Communities

Whether you’re searching for a family neighborhood, an active-adult community, or a community with RV storage options, Lennar offers choices across multiple lifestyles.

Purpose-Built Design

These homes weren’t simply modified after construction.

They were intentionally designed to support multigenerational living.

That thoughtful planning shows throughout the layouts.

Strong Long-Term Flexibility

One of my favorite aspects is that the private suite doesn’t have to serve only one purpose.

As your family’s needs evolve, so can the way you use the space.

Things Buyers Should Consider

No builder—or floor plan—is perfect for every family.

Here are a few things I’d encourage buyers to think about before making a decision.

Kitchenette vs. Full Kitchen

Most Next Gen® suites include a kitchenette rather than a complete second kitchen.

For many families this is ideal.

Others may prefer a home with a fully independent living area.

Community Matters

Not every Lennar community offers every Next Gen® floor plan.

Some communities include RV garages.

Others focus on active-adult living.

Still others emphasize traditional family neighborhoods.

Choosing the right community is just as important as choosing the right floor plan.

Plan Availability Changes

Builders frequently update floor plans, release new phases, and adjust pricing.

What’s available today may change in the future.

Working with someone who regularly monitors the market can help you stay informed.

Questions I Would Ask Before Buying

Whenever I’m helping clients evaluate a multigenerational home, these are some of the questions we discuss together:

  • Which communities currently offer Next Gen® homes?
  • Which floor plan best matches our family’s needs?
  • Does this plan include a separate entrance?
  • How private does the secondary living area feel?
  • Does the kitchenette meet our expectations?
  • Are RV garage options available?
  • Which 55+ communities offer Next Gen® floor plans?
  • What HOA rules should we understand before purchasing?
  • How might this home serve our family five or ten years from now?

Kristin’s Take

One of the reasons I wanted to begin my Builder Guide Series with Lennar is that they helped redefine what multigenerational living could look like.

What impresses me most isn’t simply that they build homes with private suites.

It’s that they recognize families come in many different forms.

Some buyers are caring for aging parents.

Others are helping adult children gain financial stability.

Some simply want a home that can adapt as life changes.

With nine floor plans spanning a broad range of prices, neighborhoods, and lifestyles—including select gated 55+ communities and communities offering RV garage options—I believe Lennar deserves serious consideration from anyone beginning their search for a thoughtfully designed multigenerational home in Arizona.

Final Thoughts

There has never been a better time for Arizona families to explore multigenerational living.

Builders are recognizing what many families have known for years—that thoughtful home design can strengthen relationships, create financial opportunities, and provide greater flexibility for every generation.

Lennar’s Next Gen® homes represent one approach to meeting those needs, and they’re an excellent place to begin your research.

Over the coming months, I’ll continue expanding this Builder Guide Series by reviewing additional Arizona builders, comparing floor plans, and sharing practical advice to help families confidently choose the home that’s right for them.
